RentScout PH ("the Service") is operated by Green Twilight Ltd., a company registered in England and Wales. "RentScout", "RentScout PH", and "RentScout.ph" are trading names of Green Twilight Ltd.

2. Acceptance of terms

By accessing or using the Service, you agree to be bound by these Terms of Service and our Privacy Policy. If you do not agree, please do not use the Service.

3. Description of the Service

RentScout PH is a search and aggregation tool that collects publicly available rental listings from Facebook groups across the Philippines. We organize and display these listings to make it easier for users to find rental properties.

We are not a real estate broker, agent, or property management company. We do not facilitate rental transactions, collect rent or deposits, arrange viewings, or guarantee the accuracy of any listing. We are not licensed under the Philippine Real Estate Service Act (RA 9646) and do not perform any acts requiring such a licence.

4. User accounts

You may create an account using Google sign-in or email. You are responsible for maintaining the security of your account credentials. Account features include saving favorite listings and search preferences.

You must be at least 18 years old (or the age of majority in your jurisdiction) to create an account.

5. Agent subscriptions and payments

Some features of the Service are available on a paid subscription or per-purchase basis (e.g. agent subscriptions, lead packages, listing promotions). All payments are processed by PayMongo, a third-party payment processor regulated in the Philippines. Prices are displayed in Philippine Pesos (PHP).

Subscription fees are non-refundable except where required by applicable law. You may cancel your subscription at any time; access continues until the end of the current billing period.

6. Contact information and leads

When you interact with a listing (e.g. clicking a landlord's Facebook link, phone number, or sending an inquiry), you may be asked to provide contact details such as your name, email, and phone number. Providing this information is voluntary.

By submitting your contact details, you consent to having them stored and shared with the landlords, agents, or property owners whose listings you interacted with, for the purpose of them contacting you about the property. Your contact information will not be shared with any other parties or used for unrelated marketing.

You can update your contact details at any time from your dashboard (logged-in users) or clear your browser's local storage (visitors). To request deletion of lead records stored on our servers, contact us at admin@rentscout.ph.

7. Acceptable use

You agree not to:

• Use automated tools to scrape, crawl, or extract data from the Service beyond what is provided through normal use
• Attempt to gain unauthorized access to our systems or other users' accounts
• Use the Service for any unlawful purpose or in violation of applicable laws of the United Kingdom or the Philippines
• Interfere with or disrupt the Service or its infrastructure
• Post fraudulent listings or misrepresent properties

8. Listing content and accuracy

All listing content originates from public Facebook group posts and is displayed as-is. We do not verify the accuracy, completeness, or legitimacy of any listing. Prices, availability, property details, and contact information may be outdated or incorrect.

Always verify listing details directly with the original poster before making any financial commitments or decisions.

9. Intellectual property

Listing content (text, images, contact info) belongs to the original Facebook posters. We cache listing photos on our servers solely to provide reliable display on the Service; this does not transfer ownership of those images to us. The RentScout brand, design, and underlying technology are the property of Green Twilight Ltd. You may not copy, reproduce, or redistribute the Service without permission.

10. Content removal

If you are the original poster or property owner and would like a listing removed from RentScout, you can use the “Request Removal” button on any listing page to submit a removal request. You may also contact us at admin@rentscout.ph. Removal requests are processed within 7 days.

11. Limitation of liability

The Service is provided "as is" without warranties of any kind, whether express or implied, including but not limited to implied warranties of merchantability, fitness for a particular purpose, and non-infringement.

To the fullest extent permitted by law, Green Twilight Ltd. is not liable for any indirect, incidental, special, consequential, or punitive damages, or any loss of profits or revenues, arising from your use of the Service or reliance on listing information. This includes, but is not limited to, financial losses from rental transactions, inaccurate listing details, or interactions with property owners or agents.

Nothing in these terms excludes or limits our liability for death or personal injury caused by negligence, fraud, or any other liability that cannot be excluded by English law.

12. Termination

We may suspend or terminate your access to the Service at any time, with or without cause, and without prior notice. You may delete your account at any time from your Account settings or by contacting us.

13. Governing law and disputes

These terms are governed by and construed in accordance with the laws of England and Wales. Any disputes arising from or in connection with these terms shall be subject to the exclusive jurisdiction of the courts of England and Wales.

If you are a consumer in the Philippines, nothing in these terms affects your rights under the Philippine Consumer Act (RA 7394) or the Data Privacy Act of 2012 (RA 10173) that cannot be waived by agreement.

14. Changes to these terms

We may update these terms from time to time. Changes will be posted on this page with an updated date. Continued use of the Service after changes are posted constitutes acceptance of the revised terms.
